Bill Vakos, III
Owner/Director
In addition to managing and directing, VRES, William J. Vakos, III (Bill) is the Senior Vice President of W.J. Vakos & Company, a full-service real estate development company located in Spotsylvania County, Virginia. Bill is also the Team Leader of some of the current projects of W.J. Vakos & Company. Like in so many family businesses, Bill spent his youth working for the company in whatever role was required. After graduation from Old Dominion University, where he completed his bachelor’s degree in business administration, Bill returned to the family business working in marketing, sales and leasing. In the early 2000’s the company began developing two of its premier projects, Southpoint and Spotsylvania Courthouse Village.
Under Bill’s Team Leadership, these communities today total nearly 800 acres of “true” mixed-use, bringing thousands of jobs to Spotsylvania and greatly expanding the county’s tax base. You can also find Bill leading our Commercial Brokerage and Property Management firm, Vakos Real Estate Services, which manages most of the properties day to day operations.
Bill is also active in his community where he serves on the Board of Directors for Virginia Partners Bank, as a Deacon and Chairman of the Stewardship Committee at Spotswood Baptist Church. Bill and his wife Tricia are proud parents of son Collin, a Vakos Companies Project Manager and daughter Grace, a nurse at Duke Medical.
On any typical work day, you may find Bill enjoying what he loves to do, working with his father, Bill Vakos Jr., and his son, Collin at their Spotsylvania offices.
Following graduation from the University of Virginia with a bachelor’s degree in English Language and Letters in 2011, Jonathan began his real estate career in April 2012, shadowing and learning from executives at the Silver Companies, a commercial developer. Armed with knowledge gleaned from that experience, Jonathan gained his real estate license in August 2012 and embarked on a retail real estate track with the same developer’s brokerage arm, Silver Commercial Brokerage.
Five short months later, Coldwell Banker Elite acquired Silver Commercial Brokerage, and thus from January 2013 until 2021 Jonathan has specialized in retail and industrial transactions as a commercial realtor for under what became Coldwell Banker Commercial Elite.
Born in Virginia and raised in Spotsylvania, VA, Jonathan is a fifth-generation Fredericksburg local. He has an acute, organic, and very historical acumen for the Fredericksburg area as a whole, watching it develop and grow during childhood from a rural area situated along I-95 to a constantly changing, bustling suburban companion to the Richmond and Washington DC metro areas now.
Whether leasing or selling shopping centers or large warehouses, down to even small offices and everything else in between, Jonathan has an innate and comfortable feel for properties and how they will best serve his clients always focusing on the client first with attention to customer service. These qualities continue to bolster Jonathan in his current, similar role with Vakos Real Estate Services.

Christian Waller
Vice President of Dealmaking
Chris Waller entered the real estate workforce in 1986 and since that time has dedicated his career to achieving as wide a variety of real property, finance and lending experiences as possible. This background includes financial and feasibility analysis and consulting; appraisal work; asset/portfolio management of distressed properties throughout the nation during the S&L crisis of the late 1980's; regulatory work closing banks and S&L's, managing real estate assets, and formulating policy for the FSLIC, FDIC and RTC; managing REO departments for a Southwest Plan S&L; developing mixed-use PUD's for a large NY-based insurance company; acquiring and project managing commercial properties and mixed-use sites for a development company with which Mr. Waller partnered in the Washington DC area; and brokering sales of investment properties.
Mr. Waller brings the perspective of a real estate investor, developer, manager, lender, financial analyst and appraiser to the process of identification, acquisition, leasing and sales of income-producing properties and land, with specialization in office sales and leasing, multifamily sales, and large-scale land assemblages.
